Then I discovered the secret of real estate...it wasn't working on properties for the bank, although I was finally making money doing that, it was owning the real estate and collecting cash flow checks every month. That is how real financial freedom is created.
Though when I first started out, I really wasn't interested in owning long term because I didn't want to deal with the hassle of tenants...I had heard all kinds of tenant horror stories and I didn't want to have a part in one of my own.

Then I discovered the second secret of real estate...have good quality management companies manage the properties. I would do my part, which was buying the properties and then I hand them over to the management company and I let them deal with the tenants, collect the rents, do the repairs, pay the bills, pay the mortgage and most importantly, send me cash flow checks!!
Using this strategy I created a $9,700 per month cash flow coming into my one bedroom apartment in just over twelve months! That made a huge difference in my life...imagine what that would do to your life!
Best part was, I didn't deal with any tenants, didn't have to take out any trash or clean any toilets!! The management company did all that...I just cashed checks...still do!!
Oh, by the way, the $9,700 per month came from buying small 2 – 6 unit properties!

After a few years, I discovered the third secret of real estate...the bigger the property, the easier the deal and the more money you make! This might sound crazy but it's true. The people you deal with are much more professional because they are making so much more money.
This is because everyone gets paid based on the size of the deal. The brokers get commission, the bankers get points, the management company is paid based on collected rents, and even the property inspectors get paid by the door! The bigger the property, the more money these people make so therefore, the more talented and efficient people are doing the bigger deals, which means it will be easier to do the deal and you will make more money.
I know this first hand. I now own over 7,000 units now. When I first discovered this, I began buying forty units deals then eighty unit deals and the one hundred plus unit deals. I watched many of my students in the Orlando area do the same thing!
The bigger the deal, the more cash flow we all get, the more appreciation we all get and the bigger the acquisition fees!
Are you wondering what an acquisition fee is? That is the money your investors pay you for bringing the deal to the table. The acquisition fee is from 1-5% of the purchase price.
So if you bring a deal to the table for $1,000,000 and you are getting a 3% acquisition fee, you will be getting $30,000 at the closing!!!! How sweet is that!!! And you know what...its industry standard in the commercial business. Your investors expect to pay you that fee!!

You noticed that I was talking about investors...let me explain to you...

The forth secret of real estate is using other peoples money to do your deals!!! I had to use other peoples money to do deals when I first started because I had none!! Now I've got a bunch but I still use other people's money to do my deals because you can control more deals and make more money that way!!
When I come to Kansas on April 14th and 15th with my team, I am going to take you step by step through the process of buying multi-family and commercial real estate using none of your own money!
It's easy, I promise!
After doing bigger deals...by the way, you don't have to start with bigger deals, the most important thing is that you get started, so start where you are comfortable and the big ones and the big money will come fast!!!
So I started doing bigger deals, a lot of bigger deals. I was able to do a lot of deals in a short period of time because of all the marketing I was doing, which brings me to...

You're in the marketing business. The sooner you realize this the better, yes, real estate is your product but you are in the marketing business. You know you can have all the skill, all of the knowledge but if your phone is not ringing...your eating baloney sandwiches tonight and staying in on the weekend while the rest of us go to our favorite restaurant and order the prime rib!

The sixth secret of real estate is becoming a Transaction Engineer. What is a Transaction Engineer? A Transaction Engineer has the ability to make money off of any type of deal and from any type of seller that calls in off his/her marketing.
That means if you have an office building owner call, as long as you know how to structure the deal and the property IS a deal, then you can put it under contract and immediately sell it to another buyer. This is called Wholesaling!
If you have no desire to own an office property, that's OK, if you have no desire to own a warehouse or a hotel, that's OK but why not flip them and make some money from them.
When I learned this secret, my bank account was very happy and yours will be too!!! Becoming a Transaction Engineer will allow you to become wealthier faster with very little effort.
All you need is an understanding of how to structure the deals of the five major commercial properties and shazam! You can now make money off of any phone call that comes into your home or office!!
So of course, we will be focusing on making you a Transaction Engineer at the two day event!!

The seventh secret of real estate is systems! Having proven systems that work over and over again is the only way to explode your business and create the life you and your family deserve.
